What to Expect at a Loan Signing Appointment
A loan signing appointment is a structured, document-focused meeting. Knowing the sequence in advance helps signers feel prepared and helps title, escrow, settlement, and lending partners know what to expect from the signing agent.
Before the Appointment
- The signing agent receives the package from the title, escrow, settlement company, lender, or signing service
- A time and location are confirmed with the signers
- Signers gather current, valid government-issued photo identification
- All signers listed on the documents plan to be present together
Identification and Introductions
The appointment begins with identification for each signer and a quick confirmation that names match the way they appear in the package. The signing agent explains the order the documents will be signed in and roughly how long the appointment should take.
Working Through the Package
- Documents are presented in the order provided by the closing party
- Each page is checked for required signatures, initials, and dates
- Names are signed as they are printed in the documents
- Notarial acts are completed where the documents call for them
- The signing agent points out where information should be reviewed for accuracy
The Role of the Signing Agent
The signing agent is a neutral document professional. The role is to identify the signers, direct them to the correct signature, initial, and date fields, perform required notarial acts, and return a complete and accurate package.
The signing agent does not provide legal, financial, or loan advice and does not interpret loan terms. Questions about rates, payments, fees, payoff figures, or terms are directed to the lender, title, escrow, or settlement contact for the transaction.
Scanbacks and Return of the Package
- When scanbacks are required, the completed package is scanned and transmitted according to the closing party's instructions
- The package is reviewed for completeness before it leaves the appointment
- Documents are shipped or delivered using the method and timeline provided in the assignment
- Tracking or confirmation details are shared with the requesting party when required
For Title, Escrow, Settlement, and Lending Partners
- Assignment instructions, shipping requirements, and scanback expectations are followed as written
- Status updates are provided at confirmation, completion, and shipment
- Packages are handled with attention to signature, initial, date, and notarial accuracy
